Historically spring is the busiest time the year for listing and buying real estate. But don’t dismiss winter listing, as this time to list your property has some real advantages that cannot be overlooked.

Lower inventory means less competition. With most people who can plan on the time of year to list a property, spring brings a flurry of listing and selling. Listing in the winter with lower inventory increases the chances of your listing getting serious attention.

You can showcase features in your home specific to winter. Walking into a warm, toasty home with a crackling fire and well-lit rooms from a cold and snowy or rainy outdoors, is a unique and impactful first impression. A first impression that is impossible to create in other seasons of the year. During the holidays, tasteful seasonal decorations like a Christmas tree, or a beautifully set thanksgiving table, can intensify the experience of a buyers first impression.

Serious buyers only. The “lookers only” who look at every new listing….just to look, are at home in their own warm house, leaving the inventory to the serious buyers. The buyers who have a more immediate and urgent need to buy a house.
